Significant Drop of Foreclosure in Cape Coral

Last October, there have been 656 foreclosure lawsuits in Lee County, which is the lowest range in a lot more than three years, according to the statistics published by the South West Florida Real Estate Investment Association.

It was in fact a very rare hope in a rather difficult situation: The Cape Coral and Lee County foreclosure rate is normally within the top 5 metropolitan areas nationwide, with only Las Vegas consistently worse.

The October’s variety was down 31% in comparison to September’s 953. This pace hasn’t been this slow for quite some time. Back in February 2007, 555 had been filled as the wave of mortgage failures that followed the housing expansion was just obtaining under way. According to some experts, that this decline was part of a long-term downward pattern, but this isn’t the whole picture.

Possibly, foreclosures plunged due to the reason that some of the banks have been holding off on foreclosures whilst they figure out their problems including who truly owns the note and whether the attorneys read all the paperwork. However, this holding was for only one week and two banks (a major one though, in the form of Bank of America).

Needless to say, that the current lender problems alone could not have created this major drop. Charlie Green, County Clerk of Court, affirmed that whatever the trigger, the downward pattern has aided whittle away at a daunting backlog of foreclosures within the court system. From the pipeline, there are now only approximately 14,700 properties, according to Green, which is about 50% less in comparison with the end of 2008 when there were 26,000 cases.

However, Green cautioned that there is a significant “shadow inventory” of properties that the banks are selecting not to foreclose on. But, we do not really know how many far more. We need to take into consideration that the pace of the foreclosures does not occur in a vacuum. In other words, if the winter tourist season is powerful, it will certainly reduce unemployment and keep far more people financially able to keep their houses, which is a situation 100% applicable in southwest Florida, including Cape Coral.

We will have to wait until April or even June of this year in order to see the situation of the sales and the economic effect influenced on foreclosures. One of the big builders in Cape Coral said that regardless of the short-term pattern, foreclosures cannot sustain themselves at that pace which means that sooner or later they will start slowing up, which is starting already.

However, while most of the realtors find it easier to sell to prospective renters a property where the owners are living in than a foreclosure, that non distresses market has a hard time to compete with the foreclosures. In addition, the new buyers have a very difficult time to come peace with the fact that most of the time, there is a multiple offer situation on every foreclosed property, ending by an accepted offer above the asking price.

One of the most affordable ways to purchase a home is through foreclosures. Why? Because of the low capital value and the low interest rates these listings offer. The city of Cape Coral, Florida is the “king” when it comes down to the growing popularity of foreclosures. These homes are ideal for a smart buy in Florida’s almost perfect habitat. However, in order to have a safe and secure transaction, there are a few issues that every future buyer must be aware of.

You will need to have solid information about various factors like land and house value, risk, legality, buying capacity and other similar issues. There are several confusions that might occur during a foreclosure transaction which is why in the following we will be offering some valuable tips that will ease this entire complex process.

  1. Have patience – many consider to be the most important aspect when purchasing a foreclosed home. You need to take your time to investigating the prevailing conditions of the property as you would know only when a property falls behind in the payment of mortgage that it would be send for foreclosure, which yet again means that the property would not have been under general maintenance for some time.
  2. Hidden foreclosures – you need to know that not all foreclosed homes are used homes, some of them are entirely new but the dealer did not find a buyer for them because of the area, accessibility and is “stuck” with them which is why he mortgages it to the bank. These properties are known as “hidden foreclosures”.
  3. Look for judiciary foreclosures – in most of the areas in United States require the lender to sue the borrower and get the court order for sale of property. This judiciary foreclosure is considered to be the safest way for buying a mortgage home. Non-judiciary foreclosures are also available.
  4. Safe way – another major aspect that should be taken into consideration by all future buyers is to assert the property value prior to closing the deal as in many cases the seller might offer attractive terms that are not in par with the policies of the foreclosure. Pay attention if you here about rates on down payment or other similar issues.
  5. Purchase investigation – the vast majority of the auctions take place in a court house and the buyers do not get to see the property for evaluation purposes. This might lead the seller to consider selling the property at a bigger price which is why it is crucial to see the house before you figure out a price. Do prior investigation by getting the national list of mortgage homes.

Purchasing a home is one of the biggest decisions a person has to make during his life which is why great attention should be given especially when there is a foreclosure concerned. Take your time, investigate the property, and search thoroughly and after that make up your mind, no need to rush as the amount of money involved is quite big.

There are a lot of reasons why the number of home owners in Cape Coral has grown over the last years: the weather there is just great, there are properties for all budgets, tons of recreational activities thanks to the waterfront access, fresh air, peaceful neighborhood and others as well, that we will let you discover it.
